Buying Process
Home / Why Choose Us / Buying Process
Our aim is to get you into your new home at Chancel Meadows as quickly and as stress-free as possible. We have a range of properties and purchase options available and will provide you with all the support we can throughout the purchase process. Here’s an overview of our sales process so you know what to expect.
Reserve Your Home
Once you’ve chosen your home, you’ll need to reserve it. We will guide you through the reservation process. Your reservation fee makes up part of your deposit on the property so that, subject to contract and within an agreed time frame, the house is yours.
Mortgage and Legal Advice
If you need a mortgage then we can provide details of an independent financial adviser. You may need to pay for a valuation survey. A legal adviser will help you to review your contracts and carry out searches.
Exchange of Contract
A few weeks after your reservation, contracts will be exchanged. This is subject to your mortgage and legal arrangements being in place. You’ll then pay a deposit and your purchase becomes legally binding.
Build Completion
In most cases before your home is finished, we’ll tell you an expected legal completion date – that’s the date you’ll be able to move in. We’ll also arrange a home demonstration. We’ll conduct quality inspections to make sure your house is to the required standard before you move in.
Legal Completion
This is the final stage in the buying process. Legal completion means your mortgage lender releases the funds to pay for your home. We will agree the most convenient date for completion. Congratulations, it’s time to collect your keys. We’ll register you as the homeowner and with utility companies.
